Closed Loan….Good Example of Our Fund
The deal below just closed this last Friday Feb. 25, 2022. I am sending this to you so you can see real time how our fund works.
THE DEAL:
Borrower owned a daycare in Las Vegas, NV
She was an excellent operator with 700 credit,
She was wanting to buy another daycare that she knew was being poorly run.
She was able to get the daycare for essentially free, just paying for the property of $750,000.
Normally this would be an SBA deal. The borrower had tried lots of SBA lenders and all denied it because she did not have two (2) years of tax returns. She started her daycare in 2020 just before Covid hit. The business not only survived, but her 2021 numbers were great! SHE DID NOT HAVE TIME TO FILE THE 2021 RETURNS AND CLOSE QUICK ENOUGH FOR THE SELLER. Hence, she needed private money. Enter…our fund.
The deal came in at the beginning of February and had to close by the 25th for the borrower to file for a necessary grant by the deadline of the 28th. We had to close in three (3) weeks. She had enough money to put down so our loan amount was only $462,500 on a $750,000 loan.
We had everything you want in a loan, low LTV, great credit, good cash flow and once she files her returns, it will be an easy refinance to SBA, which I will facilitate for her. I underwrote the exit strategy and will definitely be able to refinance it to SBA later this year.
We issued terms, she signed and we ordered all the 3rd party reports-appraisal and title. Meanwhile, we put the loan on the back end portal and three (3) of our investors took up the $462,500.
Everything came back good and we went to closing. Two (2) days before the closing, the three (3) investors wired in their money to the title company. Everyone signed on Friday. The 3 investors each get an undivided interest in the first mortgage deed for the percent of the loan they put in. If they put in 30% of the mortgage amount, they have 30% undivided interest in the property. Our investors get 12% and they have the security of a first trust deed on a commercial property to an excellent borrower with a sure exit strategy.
Very little risk, but a nice 12% return. We found the client, did the underwriting, got everything verified, our attorney drew up all the documents, and closed the loan.
Our investors-potentially you?-just went in, decided if they wanted to invest, how much, and days before the closing, wired in their money. They have a first trust deed in their name secured by commercial real estate and get 1% a month checks sent to them until we refinance and pay the loan off. At that point, you get your money back and can reinvest it again. Our original investors have been in this for 13 years and they keep churning the money over and over. Solid, proven returns with very little effort secured by commercial real estate to good borrowers. It is very clean and we have proven over time, very safe. NO INVESTMENT IS WITHOUT RISK, but this one has a LOT of checks and balances and has performed in all the crazy market gyrations since 2009.
